Massive Mixed-Use Project Planned in Norman

The 269-acre project will be developed in collaboration with Cleveland County, the City of Norman, the university, and other community partners. Rainier Development will lead planning, design, coordination, and overall development.

At the heart of the project will be an 8,000-seat arena. This venue will host men’s and women’s basketball games, along with concerts, conventions, community events, and women’s gymnastics competitions. The arena will be owned by the county, while an operator will be selected later.

Project Phases and Timeline

The project will be built in multiple phases. The first phase will include the arena, about 140,000 square feet of retail, dining, and entertainment space, around 250 apartments, and a parking garage with space for 1,200 vehicles.

The second phase is expected to add 180,000 square feet of office space and a 150-room hotel. In the third phase, developers plan to build 500 apartments along with townhomes and single-family homes. Future phases may also include facilities like a fixed-base operator for private flights.

Infrastructure work is scheduled to begin next month, with the first phase expected to be completed by late 2028 or early 2029.

Vision Behind the Development

Danny Lovell, CEO of Rainier Development, described the project as personally meaningful, noting his Oklahoma roots and long connection to Norman.

He said the Rock Creek Entertainment District aims to become a major destination where people can gather, boosting the local economy and reflecting the growth of the community. The project is being positioned as a long-term investment in the region’s future.

New Housing Development Expands in North Texas

Meanwhile, growth continues in North Texas with the development of Furst Ranch, a 2,300-acre master-planned community near U.S. Highway 377 and Cross Timbers Road. The project is being developed by Starwood Land and the Furst family.

Several builders, including Coventry Homes, Highland Homes, and Tradition Homes, have already completed or are close to finishing model homes. The first phase will feature around 1,400 homes across three neighborhoods.

A welcome center is expected to open by late summer or early fall, and construction of an amenity center will begin soon. The development will also include commercial space, with plans for an H-E-B store, though no timeline for that has been confirmed.

Demand for High-Quality Homes Rising

Zach Schneider, CEO of Tradition Homes, said the area is becoming popular among luxury buyers due to strong schools, lifestyle benefits, and access to major job centres.

Homes in the community are expected to start around $1.2 million, built on 80-foot lots. Developers believe demand for high-quality housing will continue to grow in the region.

Dick’s Sporting Goods Opens Major Distribution Center

In Fort Worth, Dick’s Sporting Goods has opened a new 800,000-square-foot distribution center. The facility is located on an 89.5-acre site within the Risinger/35 Logistics Park, developed by Hillwood.

This is the company’s sixth distribution center in the U.S. and its first in Texas. The new facility will support more than 100 stores across multiple states.

When the project was first announced in 2024, the company said it would create around 300 full-time jobs over the next 10 years.
